The client came to us with an ambitious brief: to completely reimagine their family home from the ground up. The property had real potential but was constrained by an outdated layout, poor energy performance, and a tired exterior that didn’t reflect the quality of life the family wanted inside.
Their vision was clear – more space, better flow, a modern finish throughout, and a home that would work for their family for years to come. The scope covered virtually every element of the property, from the footprint and roof structure down to the flooring and decoration.
Challenges Faced
- Scale and sequencing: Delivering a project of this scope as a single coordinated build required precise sequencing across structural work, groundworks, roofing, render, windows, and a full internal fit-out – all without compromising quality at any stage.
- Structural reconfiguration: The existing property required significant load-bearing alterations to achieve the open layout the client needed, demanding careful engineering and building control sign-off before any cosmetic work could begin.
- Exterior continuity: Applying silicone render across the entire property – including the new loft conversion – required the new and existing structures to be built and finished to the same standard, with no visible joins or inconsistencies.
- Bespoke elements: The handcrafted timber porch required traditional joinery skills to be built and fitted on site, with no off-the-shelf solution available for the client’s chosen design.
Solution and Execution
Design Phase
- Worked closely with the client to finalise the full layout, material specification, and finish choices before any work began.
- Structural alterations and steel positions were engineered and signed off, with building control engaged from the outset.
- The loft conversion was planned in parallel with the re-roofing scope to maximise efficiency and avoid double-handling.
- Silicone render system, uPVC window specifications, and UFH layout were all confirmed at design stage to avoid costly changes mid-build.



Construction Phase
- Full structural reconfiguration of the existing property, including removal and replacement of load-bearing elements.
